In the heart of the Loir-et-Cher department, the Conon forest forms a coherent forest ensemble, human-sized, located at the gates of the natural region of Sologne, and in immediate proximity to the famous state-owned Russy forest, known for the quality of its oaks.
Besides its oak production potential and geographical location, this property has the following characteristics:
  • A massif with a stock of quality wood, which has been the subject of recent full inventories: the western part in 2023 and the eastern part in 2026;
  • A homogeneous land unit, located close to communication routes;
  • An attractive hunting territory.


The Forest

The property benefits from good forest access thanks to a dense network of gravel paths, allowing multiple possibilities for wood storage during logging operations. It also enjoys a favorable location, immediately adjacent to the departmental road that runs along its north side.
In the plots, several natural terrain paths allow access to all points on foot or by light vehicle.
Foot-by-foot inventories have been recently carried out, by circumference class, across all the high forest stands.
They allow for a precise evaluation of the composition, structure, and volume of the existing stands.
  • The total volume of oak timber is estimated at 1,754 m3, with an average volume of 1.24 m3;
  • The total volume of Corsican pine timber is estimated at 177 m3;
  • The volume of firewood is estimated at 3,009 steres.

Tree Species

The plots are mostly covered by deciduous stands largely dominated by oak. It is locally accompanied by bands of Corsican pine and coppices of poplar. Chestnut and black locust are also well represented in places.
The oak constitutes the bulk of the high forest, composed of well-formed stems, presenting satisfactory straightness.

The Stands

The stands are mainly structured in high forest and mixed high forest-coppice, with a regularization of oaks in the Medium Woods and young Large Woods. There are also some nice future poles, as well as some very large trees.


Hunting

Located in a heavily wooded environment, the property occupies a prime spot for hunting. Large game is mainly represented by deer, roe deer, and wild boar, naturally very present in this area.
The territory is currently leased under a hunting lease that took effect on February 17, 2025, for a period of three years. However, the lease may be terminated in the event of a sale, leaving the territory free for the buyer.
