Between Lorient and Pontivy, in the heart of the picturesque natural region of the Lanvaux heathlands, close to the Gulf of Morbihan, lies the forest of Kerguesténen, covering an area of nearly 25 hectares. This property conveys a unique forest atmosphere in the heart of typically Armorican landscapes.

The estate offers several coveted features in the current market:

  • Ideally located less than an hour from the sea or Lorient train station, which connects to Paris in 3 hours, in a peaceful and preserved environment;
  • Excellent hunting possibilities, particularly for woodcock, in a naturally rich territory;
  • Mixed stands of deciduous/coniferous trees, well-capitalized and of good quality;

The Forest

The forest consists of a mosaic of coniferous stands (Douglas fir, Scots pine, silver fir) and deciduous stands, mainly oaks, red oaks, chestnuts, and beeches. These stands, well-maintained and growing, present a balanced structure.

- Douglas fir stand (3.8 ha)
- Young deciduous stand (4.15 ha)
- Mixed stand / deciduous coppice (4.3 ha)
- Mixed stand (8.3 ha)
- Simple coppice (0.9 ha)
- Agricultural land (2.9 ha)

Management Commitments

Currently, the property is not covered by any sustainable management commitments. Due to the lowering of the threshold for which the submission of a Simple Management Plan is mandatory to 20 ha minimum, the next owner will need to submit this type of document to the CNPF before July 12, 2026.
The amount of the property tax for 2025 amounts to 28 €.

Hunting

Currently, hunting is free of lease. The diverse and welcoming territory allows for the practice of woodcock hunting and the possibility of obtaining one or two deer allocations.

Shed

A small shed is present on the cadastrally surveyed parcel Inguiniel YA 06. Technical diagnostics are currently being carried out.

Conclusion

This forest property benefits from a sought-after geographical location, close to Lorient and the coast, and is situated in a quality natural setting. Its recognized game potential, particularly for woodcock, as well as the current good valuation of the wood, are real economic and recreational assets. The absence of easements, enclaves, and nuisances, combined with hunting free of any lease, guarantees great freedom of use.

Despite a configuration of the massif in two blocks separated by a road, the whole retains strong attractiveness. This forest represents a balanced heritage opportunity, combining forest potential, leisure, and accessibility.
