In the extreme southeast of the Loiret department, the « la Forêt » woodland forms a coherent and human-sized forest unit, located at the gates of the Orléans forest, known for its quality timber production.
Beyond its potential for oak production and its geographical location, this property has the following characteristics:

A massif with a stock of quality timber, which has recently undergone a comprehensive inventory;
A homogeneous land unit, situated close to major communication routes;
An attractive hunting territory.

La Forêt

The property benefits from good forest accessibility thanks to a network of stoned paths, accessible to logging trucks, one of which runs along the south side of the massif. This path serves a depot area, essential for timber exploitation. Inside the plots, several natural terrain paths allow access on foot or by light vehicle.

The Wood

A recent tree-by-tree inventory was conducted by circumference class across all mature deciduous stands. This inventory allows for a precise evaluation of the composition, structure, and volume of the present stands.

The total volume of oak timber is estimated at 1,486 m³, with an average volume of 1.17 m³;
The proportion of high-quality oak (merrain/plot) is estimated at over 6%;
The volume of firewood is estimated at 1,932 stères.

The stands are mainly structured in high forest and mixed high forest-coppice, with a regularization of oak in medium to large sizes. There are also nice poles of small oak wood, and the presence of some very large timber is noted.

Species

The plots are predominantly covered by deciduous stands largely dominated by Sessile Oak. It is locally accompanied by American Red Oak. Other deciduous trees are present in an anecdotal manner (chestnut, wild cherry, ash). A stand of Corsican Pine is present in the southwest of the massif.
The Sessile Oak constitutes the bulk of the high forest, with well-formed stems. The straightness is appreciable.

Hunting

Located in a heavily wooded environment, the property occupies a prime spot for hunting. Large game is mainly represented by deer and wild boar, which are naturally very present in this part of the massif.The territory is currently leased under a verbal and revocable hunting lease. Tenants have been informed of the sale.
The owner is making arrangements for the coming season. However, the lease may be terminated in the event of a sale, leaving the territory free for the buyer.
