La Forêt
The property benefits from good forest accessibility thanks to a network of stoned paths, accessible to logging trucks, one of which runs along the south side of the massif. A recent tree-by-tree inventory was conducted by circumference class across all mature deciduous stands. This inventory allows for a precise evaluation of the composition, structure, and volume of the present stands.- The total volume of oak timber is estimated at 1,486 m3, with an average volume of 1.17 m3;
- The proportion of high-quality oak (merrain/plot) is estimated at over 6%;
- The volume of firewood is estimated at 1,932 stères.
Species
The plots are predominantly covered by deciduous stands largely dominated by Sessile Oak. It is locally accompanied by American Red Oak. Other deciduous trees are present in an anecdotal manner (chestnut, wild cherry, ash). A stand of Corsican Pine is present in the southwest of the massif.The Sessile Oak constitutes the bulk of the high forest, with well-formed stems. The straightness is appreciable.
Hunting
Located in a heavily wooded environment, the property occupies a prime spot for hunting. Large game is mainly represented by deer and wild boar, which are naturally very present in this part of the massif.The territory is currently leased under a verbal and revocable hunting lease. Tenants have been informed of the sale.The owner is making arrangements for the coming season. However, the lease may be terminated in the event of a sale, leaving the territory free for the buyer.
