À 20 km au sud-est de Montargis, 45 km à l’ouest d’Auxerre et 80 km à l’est d’Orléans et de sa gare TGV, les bois de Charme et de Melleroy forment un ensemble cohérent de parcelles représentant un volume de bois et de biodiversité important.



To the east of Loiret, the Charmes and Melleroy woods form a forest complex consisting of several forest plots located close to each other, creating a coherent whole. Although distinct in cadastral terms, they exhibit real silvicultural complementarity.

The volume per hectare is generally significant, reflecting an effort in capitalization. The current owner has undertaken serious and voluntary work towards natural regeneration, with visible results on the ground. Some plots thus show a well-established oak renewal dynamic, ensuring the sustainability of the stands.

There are also very fine structured stands and the presence of quality oaks. These trees, well-formed and planted on good forest soils, represent a significant valorization potential in the medium and long term.

In addition to its oak production potential and geographical location, this property has the following characteristics:

  • A massif with a stock of quality wood, having benefited from a recent full inventory;
  • Land units located close to major communication axes;
  • A very attractive hunting territory.

The Forest

Access and service

To the east of the Loing Valley, the property benefits from a structured network of internal paths allowing circulation within the plots.

Some plots are bordered by public roads, ensuring direct connection to the main traffic arteries. Others are accessible via rural paths, ensuring functional service of the whole.

The service remains locally perfectible:
- While not all plots have immediate access to a depot, the configuration of the massif allows for the arrangement of suitable depot spaces.
- An existing place, easily accessible along the roadside, already serves as an operational logistical point for the storage and loading of wood.

The Wood

The plots are mostly covered by deciduous stands, largely dominated by Sessile Oak. It is locally accompanied by other hardwoods such as Ash, Field Maple, and Wild Service Tree.
The Sessile Oak, very suited to these forest stations, constitutes the majority of the high forest with stems that are well-formed. The straightness is satisfactory and the dimensions are generally large.


Structures

The stands are mainly structured in high forest and mixed high forest-coppice, with a regularization of oak wood in medium to large sizes. A significant proportion of very large wood is noted, up to 22%.


Foot-by-foot Inventory

A foot-by-foot inventory was recently carried out, by circumference class, on the entire property, covering 40 ha. This inventory allows for a precise evaluation of the composition, structure, and volume of the present stands.

  • The total volume of oak timber is estimated at 2,410 m3, with an average volume of 1.42 m3;
  • The share of quality oak for veneer/plot is estimated at more than 9%;
  • The volume of firewood is estimated at 2,892 steres.

The Hunt

Located in a heavily wooded environment, the property occupies a prime spot for hunting. Large game is mainly represented by deer and wild boar, naturally very present in this sector of the massif.

The territory is currently leased under a hunting lease, expiring on May 31, 2025.


Conclusion


The Charmes and Melleroy woods form a structured forest complex, dominated by oak, a species recognized for its value and the stability of its demand. The volume per hectare is significant, with an average of about 59 m3 including a significant portion of large wood. The stands are already well-established and reflect committed capitalization.

The plots alternate between capitalized sectors and areas in natural oak regeneration, all set on good forest sites.
This diversity is an asset, allowing for progressive and adapted management.

The structure of the stands lends itself well to gentle silviculture, particularly of the Continuous Cover Mixed Forestry type, promoting individual tree valorization. The medium-sized oak woods, which are predominant, offer interesting prospects for growth and valorization in the medium term.

In a context of sustained demand for wood and a growing forest market, this complex presents the characteristics of a balanced heritage investment, combining production potential and long-term visibility.
