The Forests of Furtilles, Petits Bois, and Taissonnière together form a 37.22-hectare forested area in the heart of Burgundy. Overlooking the Seine Valley, this property is part of a historic wooded landscape, characteristic of the limestone plateaus of the Northeast.

Following a visit and appraisal, we have identified the following characteristics:
  • A forest complex comprising three closely situated massifs.
  • Natural regeneration is encouraged by the region's climate and the rich soil, providing the massif with conditions conducive to the development of high-quality deciduous stands.
  • The forest is dominated by oaks and beeches, with the presence of linden, field maple, hornbeam, and other diversified species, forming a typical mature stand of the area.
  • An inventory conducted in 2025 confirms the presence of a significant stock of timber, well-distributed among the massifs, along with a small future coniferous plot consisting of larches and Scots pines.
  • Access is facilitated by functional forest tracks: natural forest paths for Taissonnière and Petits Bois, and direct road access for Furtilles.
  • This property benefits from a strategic location while remaining integrated in a preserved rural environment, within the National Forest Park.
  • A strategic location, between Dijon, Troyes, and Châtillon-sur-Seine, in a calm and preserved setting.
  • A rich hunting territory, integrated into the National Forest Park, known for the quality of its game.

The Forest

Generally, movement within the Taissonnière and Petits Bois massifs occurs on natural terrain paths, easily accessible during dry periods.
The Furtilles Wood, on the other hand, is directly served by the D101 departmental road.

The Stands

The forest consists mostly of mature deciduous stands of various structures, as well as a future coniferous stand. Three types of stands are distinguished:
  • Type 1: Coppice-with-standards with medium and large timber dominating (29.7 ha)
  • Type 2: Open high forest (6.2 ha)
  • Type 3: Larch high forest (1.3 ha)

The Volumes

A full inventory was conducted on the entire property in 2025, the results of which are available upon request:
  • Furtilles Wood: 14.72 ha -> 120 m3 / ha
  • Taissonnière Wood: 14.36 ha -> 97 m3 / ha
  • Petits Bois: 6.8 ha: 90 m3 / ha

Hunting

The forests of this property are very well-located geographically for hunting territories. They are part of the large ensemble of the national forest park. Rich in game, the woods host deer, wild boar, and small game. Hunting is leased annually across the property, and details on this point must be specified.

Conclusion

The Forests of Furtilles, Petits Bois, and Taissonnière represent a rare investment opportunity, combining a coherent, diversified, and well-structured forest heritage, in the heart of a preserved natural environment.

Key advantages include:

  • Mature and varied deciduous stands, dominated by oak and beech, offering a significant stock of timber.
  • A dynamic forestry dynamic, supported by fertile soils, good natural regeneration, and varied forest structures enabling sustainable and productive management.
  • Generally functional access, with direct access from the D101 and internal paths facilitating routine exploitation.
  • A quality hunting potential, enhanced by integration into the National Forest Park.
  • A strategic location, between Dijon, Troyes, and Châtillon-sur-Seine, in a calm and preserved setting, favorable for long-term valorization.
