Bois des Hariats - 2026Yonne25

Bourgogne-Franche-Comté  /  Yonne

420.000 € / 25 ha 69

48 km west of Auxerre and 80 km east of Orléans, the Bois des Hariats spans over 25 hectares in a single stretch. It represents a high-quality area just 2 hours from Paris.

In a region of Yonne known for the quality of its leafy production, the Bois des Hariats offers dual forestry and game management benefits.
Dominated by attractive oak groves, situated on fertile soils and benefiting from good accessibility, the forest is managed with a sustainable approach.

The Forest

Accessibility

The property enjoys excellent forest accessibility thanks to natural terrain paths allowing access on foot or by light vehicle.

A paved road runs along the north side of the woods. It is directly connected to the departmental road, facilitating access to major traffic routes.
A partially gravelled path can also serve as occasional access to the south. Logging distances occasionally reach 500 m.
Storage areas are arranged at strategic locations, and the configuration of the forest offers several additional possibilities for timber storage along the roadside.

The Wood

The stands are predominantly deciduous and dominated by oak. There are also some secondary species such as hornbeam, mainly in coppice, and occasionally black locust.

We have updated inventories as of December 2025, available upon request. These inventories are based on a rigorous methodology, allowing a precise assessment of standing volumes, distribution by circumference classes, and the technological quality of the wood.

  • The total volume of oak timber is estimated at 1,971 m3, which is 77 m3/ha for an average volume of 1.37 m3;
  • The proportion of high-quality oak (suitable for veneer/logs) is estimated at 14% ;
  • The firewood is estimated at 3,650 steres.

Hunting

Located in a predominantly wooded environment, the property holds significant appeal for hunting activities. Large game, mainly deer and wild boar, are regularly present in this area.
The territory is currently leased under an annual hunting lease. This lease will end at the close of the hunting season following the sale, thus giving the new owner the freedom to manage hunting according to their own preferences.

Conclusion

The Bois des Hariats combines characteristics sought after in the current market:

  • A single-block area, a dominance of high-quality oak, and a significant standing volume.
  • Recent inventories provide a precise appreciation of the structure of the stands and the available volumes, thus offering good technical visibility. The currently predominant average woods represent a capital in progression, likely to generate regular products within the framework of reasoned forestry.
  • The production potential remains real, with stands in a capitalization phase and prospects for progressive enhancement through improvement cuts.
  • The location, accessibility, and dense forest environment enhance the economic and game management coherence of the whole.

This is a balanced forest property, suited to an investor seeking a tangible asset, technically documented, and committed to a long-term sustainable management strategy.
