The Forest
The stands are mainly structured in a mixture of high forest and coppice.The property features a balanced composition dominated by species currently favored by processors.
Oaks and beeches play a central role, valued both for their timber and for the firewood provided by their canopies. In places, ash, linden, and maple appear more readily and enrich the diversity of the forest.
A few scattered hazelnuts and secondary deciduous trees occasionally complete this array.
An inventory was carried out tree by tree, by diameter class, across the entire forest area, in May 2021. Coupled with data from the 2022 cut in the northern plot, it allows for a precise assessment of the composition, structure, and volume of the present stands.
- The total volume of oak timber is estimated at 1,497 m3, with an average volume of 2.02 m3;
- The volume of beech timber amounts to 140 m³, with an average volume of 1.48 m³;
- The volume of firewood, mainly corresponding to the canopies of deciduous trees, is estimated at 2,782 st.
Conclusion:
The old Monthier wood constitutes a coherent whole, endowed with proven and recognized silvicultural and hunting potentials.Its location near Bar-le-Duc, as well as the quality of the sites and stands, allow for rational forest exploitation.
Thus, this forest will generate regular income for the buyer.
Thinnings have been carried out and should continue in the richest plots, as well as the harvesting of firewood.
The current structure of the stands is particularly well-suited to the implementation of gentle forestry, such as Continuous Cover Mixed Forestry, which will maximize the individual value gain of the woods. The oak woods, which are the most represented, ensure very good prospects for value appreciation due to their simple growth.
This forest will not escape the rising trend affecting forest prices in France, which should result in a constant appreciation of the initial investment. The increasing demand for wood, driven by environmental issues, offers interesting long-term prospects.
