In the southeast of Yonne, the forests of Grilloterie, Usages, and Chapons form a human-sized forest complex at the heart of a region known for its quality timber production.

The Forest
Access
The property benefits from good forest accessibility thanks to natural terrain paths allowing access on foot or by light vehicle. All plots are properly served by roads that are passable by logging trucks.
Storage areas are strategically located, and the configuration of the forest offers several additional possibilities for timber storage along the roadside.
Tree Species
The stands are predominantly deciduous, with a strong predominance of oak, occasionally accompanied by secondary species such as beech, cherry, service tree, or maple. The observed structures are regular and irregular high forest, with a notable proportion of medium and large timber, indicating management focused on the production of quality timber.Oak constitutes the majority of the high forest with well-formed trunks. The straightness is satisfactory, and the dimensions are generally significant.
Stands
The stands are mainly structured as high forest and mixed high forest-coppice, with a regularization of oak timber in medium to large sizes, noting a significant proportion of very large timber, up to 22%.The quality of the stands can be described as exceptional, given the intrinsic quality of the timber, the high average unit volumes, and the low rate of depreciated wood in the inventoried volumes.
Inventory
The timber has been subject to detailed forest inventories, conducted in November 2025 for the Villiers-Saint-Benoît plots and in January 2022 for the Mézilles plot. These inventories are based on a rigorous methodology, allowing a precise assessment of the standing volumes, the distribution by circumference classes, and the technological quality of the timber.- The total volume of oak timber is estimated at 2,044 m3, with an average volume of 1.73 m3;
- The proportion of quality oak for veneer/plot is estimated at 14%.
Hunting
Located in a heavily wooded environment, the property occupies a prime spot for hunting. Large game, mainly represented by deer and wild boar, is naturally very present in this part of the forest.

The forests of Grilloterie, Usages, and Chapons form a beautiful forest property dominated by oak, a high-value species in the timber market due to its high demand.
The significant volume of oak is in full capitalization phase. Improvement cuts will generate regular income while increasing the quality of the forest heritage.
