In the northern part of the Deux-Sèvres department (79), the massif stretches across a gently undulating plateau, about 15 kilometers from Saint-Maixent-l'École and 30 kilometers from Parthenay. This location, at the heart of a dynamic rural area and close to major roads, gives La Saisine a rare balance between seclusion and accessibility. The forest is located approximately 40 km from Niort, 45km from Poitiers, and 100 km from La Rochelle.

Remarkable private forest estate of 473 hectares in a single block, combining production potential, land coherence, and a top-tier hunting territory, the Saisine forest is a rare property on the forest market.
After a visit and appraisal, we have identified the following characteristics:
  • The homogeneous stand is dominated by a mix of high forest and coppice, predominantly oak and chestnut.
  • With a timber capital estimated at over 30,000 m³ of hardwood, supplemented by young plantations of Corsican pine, the stands guarantee long-term valuation prospects.
  • The uniform parcel structure and the crossing of a municipal road ensure efficient exploitation.
  • The property benefits from a privileged location, between Nantes and Poitiers.
  • In addition to its forestry assets, Saisine constitutes a sought-after hunting territory with an existing lease and a lodge in very good condition, further enhancing the estate's heritage and convivial nature.
The advantages of the Saisine Forest:
  • A single block of approximately 473 hectares, offering rare forest continuity in the area;
  • A quality forest heritage, combining deciduous high forests and developing coniferous stands, suitable for active and diversified management;
  • Regular income from timber harvesting and a strong long-term valuation potential;
  • An access network ensuring easy access to the main plots for forestry work and timber extraction;
  • A preserved natural setting, free from environmental constraints;
  • An attractive built and hunting ensemble, contributing to the overall value of the estate.
With its scenic qualities and short and long-term valuation prospects, the Saisine forest will appeal to both forest investors seeking a quality asset and nature and hunting enthusiasts looking for an exceptional property.

The Forest

Access

The Saisine forest benefits from particularly functional access for a massif of this size. The local road network provides direct and easy access from the main hubs of the department.
Within the massif, a network of forest tracks and paths complements the access. These routes are passable by all-terrain vehicles and ensure a uniform mesh of the plots.

The Species

The Saisine forest features a balanced composition, where the deciduous dominance is accompanied by a more limited but well-integrated coniferous component.

Oak plays a central role, valued both for its timber and its ability to naturally regenerate, while chestnut provides a dynamic understorey conducive to ecological and structural diversity.
Scattered pines and secondary deciduous trees, such as beech, birch, or maple depending on the site, occasionally complement this array.

In addition, predominantly Corsican pine stands occupy about fifteen hectares. Young and vigorous, they are well suited to lighter soils and better-drained sites.

The Stands

The forest consists of 97% deciduous stands, mainly oak, and 3% coniferous stands, predominantly Corsican Pine. These well-maintained and growing stands present a balanced structure.

1. Deciduous high forest: 457.88 ha
-> In March 2025, a statistical inventory was conducted on nearly 200 plots. The main data from this work are available upon request.

2. Coniferous plantation: 14.95 ha
-> The Corsican pine plantations, approximately 37 years old, form homogeneous, regular, and well-established stands.

Hunting

The Saisine forest constitutes a single-block hunting territory offering a wooded and balanced environment, particularly favorable for large game (roe deer and wild boars).
The hunting lodge, located at the edge of the massif and in excellent condition, complements the ensemble and enhances the estate's heritage and recreational dimension. Technical diagnostics are underway.

Conclusion

With nearly 473 hectares in a single block, the Saisine forest constitutes a forest massif of exceptional size, rare in this region of Poitou.

Located in a region known for the quality of its forest sites and the vigor of its oak and coniferous stands, the Saisine forest benefits from particularly favorable natural assets for the production of quality timber.

The coherence of the land, good internal access, and the balanced diversity of species offer ideal conditions for sustainable and productive management.

The structure of the stands allows for significant value appreciation over time through the simple growth of the existing medium-sized timber.

Rigorous and continuous management will allow the future owner to fully capitalize on this forest capital, balancing profitability, heritage enhancement, and respect for ecological balances by promoting natural regeneration.

The next forestry interventions will take place in a market context favorable for quality oak and conifers, confirming the relevance of this investment over time.
