The Forest
-
The species
The property features a balanced composition where the dominance of deciduous trees is accompanied by a coniferous component, well integrated into the overall structure.
Oaks and Scots pines hold a central place, valued both for their timber and their ability to naturally regenerate, while the chestnut ensures a dynamic undergrowth favorable and enriches the ecological and structural diversity of the forest.
Some Laricio pines and Weymouth pines scattered and secondary deciduous trees, beeches, birches, or maples depending on the sites, occasionally complete this procession.
In addition, stands of pine, Douglas fir have been successfully introduced in the Pincourt woods. The growth and quality of the woods are remarkable for the area and this species, reflecting an ancient and successful introduction on sandy stations.
-
The stands
The stands of the Pincourt and Pinceloup woods are mainly structured in mixed high forest and coppice, in full high forest and in mixed high forests. The conifers are distributed between medium woods and young large woods, and the oaks are predominantly large woods with a marked dominance of diameter classes between 50 and 70 cm.
An inventory was carried out tree by tree, by diameter class, across the entire forest area, in the summer of 2025. It allows for a precise evaluation of the composition, structure, and volume of the present stands.
- The total volume of oak timber is estimated at 2,460 m3, with an average volume of 1.46 m3;
- The volume of chestnut timber amounts to 1,674.2 m³ of timber, the average volume is;
- In addition to the main species, the inventory also recorded the presence of timber from secondary species: beech and sycamore maple, as well as, more anecdotally, lime, ash, red oak, aspen, and wild cherry, for a total volume of 68.2 m³ of timber;
- Scots Pine totals a volume of 2,617.6 m³ of timber;
- For Douglas fir, the total volume of timber is 1,392.5 m³;
- For Laricio pine and Weymouth pine, the comprehensive inventory allowed for measuring a total volume of 180.9 m³ of timber;
Hunting
Located in a heavily wooded environment and adjacent to the Rambouillet forest, the property occupies a prime spot for hunting.The territory is currently free of lease. Large game is mainly represented by roe deer, wild boar, and deer, naturally very present in this sector of the massif.
Key takeaways:
The Pincourt and Pinceloup woods form a coherent whole with great silvicultural and hunting potentials. Their proximity to Paris, as well as the quality of the sites and stands, allow for rational forest exploitation and the organization of beautiful hunts.
- This forest will therefore generate regular income for the buyer. Thinnings have been carried out and are to be continued in the richest plots.
- The current structure of the stands is particularly well suited to the implementation of gentle silviculture, such as Continuous Cover Mixed Forestry, which will maximize the individual value gain of the woods.
- The medium coniferous woods and large oak woods, which are the most represented, ensure very good prospects for value gain thanks to their high and exponential productivity due to their simple growth.
- This forest will not escape the upward trend affecting the price of forests in France, which should result in a constant appreciation of the initial investment. The increasing demand for wood, driven by environmental issues, offers interesting long-term outlets.
