The Bois des Rouillards and de la Pommeraie covers an area of 25 ha 89 a 54 ca across two nearby plots. A single secondary network road provides access to these parcels. The proximity to the A10 and A85 highways offers the property particularly advantageous accessibility to Paris in 2h30, 30 min from Tours and Blois, and 10 min from Pontlevoy.

On the edge of the Gâtine Tourangelle, on the plateau separating the Loire Valley to the north from the Cher Valley to the south, the Rouillards and Pommeraie woods are primarily composed of regular hardwood high forests and a mix of high forest and coppice, with the timber stock being the main value of this property.

Due to its size, productive potential, and location close to major communication routes and the urban areas of Tours and Blois, this forest estate is of significant interest. It holds real appeal for both forestry investors and nature and hunting enthusiasts.

Beyond its oak production potential and geographical location, this property has the following characteristics:

  • A forest with a quality timber stock, subject to recent dendrometric surveys;
  • A homogeneous land unit, located near communication routes;
  • An attractive hunting territory.

The Forest


The plots that make up the property occupy a characteristic plateau of the Gâtine, overlooking the Loire Valley. The forest is predominantly flat, situated at an average altitude of 105 m.

Management and Access


The property has satisfactory accessibility, though improvable, thanks to the road that runs along the Pommeraie wood. The Rouillards wood is accessible via an unpaved rural road. Internally, a network of properly maintained paths allows for crossing, facilitating the organization of hunts.
Timber is deposited directly by the roadside or in a fallow land belonging to a neighbor for the Rouillards wood, with a significant logging distance. No specific infrastructure is set up for forest exploitation.

The Species

The oak, predominantly sessile, dominates the deciduous species encountered. Perfectly adapted to the pedoclimatic context, it produces slender woods, free of major defects and highly appreciated by processors.
In the densest plots, the ability to produce quality timber is proven. The natural regeneration of this species is easily established, ensuring management comfort and low renewal costs.



The Stands

The stands are mainly structured in high forest and mixed high forest-coppice, with a regularization of oaks in medium woods and young large woods. There is also the presence of promising future poles in the understory.


Dendrometric Surveys

Surface area dendrometric surveys, diameter and height measurements have been recently carried out, covering the entire property, i.e., 26 ha. They allow for a precise evaluation of the composition, structure, and volume of the present stands.
Results are available upon request.


Hunting

Despite its modest size, the excellent location of the forest on the edge of the Sudais massif and its opening onto the plain allow for the organization of hunting on this territory. Currently, the hunting plan is estimated at 2 deer. A few wild boars and small game are also harvested in the area.

Under an oral agreement, hunting is leased to a local team. For reference, forests that we know or manage in the area are rented for about 30 €/ha for similar surfaces.


Conclusion

  • The Rouillards and Pommeraie Woods constitute a coherent and well-located forest ensemble, dominated by oak, a reference species in the timber market due to a structurally sustained demand.
  • The volumes in place, partly composed of mature wood and partly of reserves from former treatments in coppice under high forest, give the property an immediate potential for mobilization while maintaining prospects for qualitative improvement.
  • The pedoclimatic quality of the Pontlevoy plateau, favorable to sessile oak, as well as the good natural regeneration capacity observed on the plots, offer guarantees of forestry sustainability and cost control.
  • Future interventions can combine targeted extractions, improvement of reserves, and support of the coppice, in a logic of progressive and balanced management.
  • The location, close to Tours and Blois and major highway routes, enhances the economic attractiveness of the ensemble by ensuring dynamic outlets for timber.
  • This is complemented by a hunting potential, favored by the continuity with the Sudais massif and the opening onto the plain, allowing for a regular and additional income.
  • The current structure of the stands is particularly suited to the implementation of a gentle forestry, of the type Mixed Silviculture with Continuous Cover, allowing to optimize the individual value gain of the trees. The medium-sized oak woods, predominant, offer attractive valorization prospects thanks to a sustained and regular growth dynamic.

In a national context marked by a sustainable increase in forest prices and an increased demand for timber linked to environmental issues, the Rouillards and Pommeraie Woods constitute a solid heritage investment, combining production potential, ecological quality, and long-term valorization.
