Located in the northeast of the Loiret department, on the border of Yonne, the Bois de Verde is a contiguous forest property of approximately 11 hectares, situated in a rural and wooded environment known for the quality of its deciduous stands.
Easily accessible, this forest combines the sought-after characteristics: land coherence, affirmed silvicultural potential, and very good accessibility.
Largely composed of sessile oak, a species highly sought after in the French timber market, Bois de Verde benefits from a recent tree-by-tree inventory that allows for precise assessment of the available volume and its structure. The Forest

Access and Service

The property benefits from external accesses suitable for the passage of logging trucks. Located on the edge of the "Les Étangs Neufs" residential area, the forest is bordered by drivable roads.
A storage area is set up, offering favorable conditions for storage and loading.

The Species

The plots are predominantly covered by deciduous stands largely dominated by sessile oak. It is locally accompanied by various deciduous trees present in an anecdotal manner such as the wild service tree.
The sessile oak constitutes the majority of the high forest with well-formed stems. The straightness is appreciable.

The Stand

A tree-by-tree inventory was recently carried out, by circumference class, over the entire forest area, i.e., 11 ha. It allows for a precise evaluation of the composition, structure, and volume of the present stands.

The total volume of oak timber is estimated at 770 m3, with an average volume of 1.04 m3;
The proportion of quality oak for veneer/logs is estimated at over 7%;
The volume of firewood is estimated at 847 steres.

Hunting

Situated in a heavily wooded environment, the property occupies a prime spot for hunting. The entire property is frequented by roe deer, wild boar, and more occasionally deer.
The territory is currently not leased under a hunting lease, the hunting plan is in the name of the owner.

Conclusion

Bois de Verde constitutes a balanced forest property, largely dominated by sessile oak, a species in high demand in the timber market due to structurally sustained demand. The standing capital, significant today, offers prospects for appreciation and harvest.
