In the fall of 2025, a tree-by-tree inventory was conducted, by diameter class, over the entire forest area, totaling 34 hectares. It allows for a precise evaluation of the composition, structure, and volume of the existing stands.
- The total volume of oak timber is estimated at 2,794 m3, with an average volume of 1.2 m3;
- The proportion of oak suitable for quality veneer/plot is estimated at 8%;
- The volume of miscellaneous timber (ash, dry oak, and cherry) amounts to 200 m³ of timber;
- The volume of firewood, mainly corresponding to the crowns of deciduous trees, is estimated at 5,700 steres.
The Pond
In the southern estate, the Rosiers pond covers a water surface of about 4 hectares. Its filling is ensured by a ditch that runs through the agricultural plain to the East.The existence of this structure is confirmed on the 19th-century military map.
Hunting
Located in a heavily wooded environment, the property occupies a prime spot for hunting. Large game, mainly represented by deer and wild boar, is naturally very present in this sector of the massif.
The current tenants are open to continuing the cooperation already in place with the future owner.
