The Forest

Covering an area of 19 hectares 08 ares 35 centiares, in one piece, the Bois des Célestins is located immediately adjacent to the Heather Nature Reserve of Sainte-Assise and the regional forest of Bréviande. The forest is predominantly a young, dense, and vigorous oak grove. Other tree species are incidental (hornbeam, aspen, birch).
The access to this property is entirely adequate to allow for the reasoned exploitation of the plots.

Stand:

The entire surface of the property supports an oak stand characterized by a young grove of small and medium-sized trees, with dominance varying by area.
These stands are relatively dense, with some areas being very rich.

Hunting

The plots making up this forest are located in a heavily wooded area, close to the Nature Reserve. The presence of small ponds ensures a regular water supply for wildlife, both large and small.
Deer are present, as well as wild boars, thus providing ideal conditions for hunting activities. Currently, the hunting rights are leased to the same team for a long time at a rent of approximately 50 euros per hectare per year.

Key Points:

- Bois des Célestins forms a coherent and compact entity.
- It is a forested area of quality with interesting hunting potential.
- It is a high-quality forest, managed with a very conservative approach.
- Timber harvesting will ensure regular income for the future owner and will enhance their forest heritage.
- Its geographical location in Seine-et-Marne, close to major communication routes, the absence of nuisances, and its productivity in timber are its essential assets.
- Moreover, there is currently a certain enthusiasm in the forest market, particularly for properties ranging from 25 to 100 hectares.
