Located 15 minutes from Saint-Quentin-en-Yvelines, 25 minutes from Versailles, and 40 minutes from Paris, Le Bois des Fonds Saint-Sauveur enjoys a particularly rare strategic location.
The property consists of a contiguous set spread across six cadastral parcels. Five of these parcels are wooded, while one, intended for agricultural use, is currently partially cultivated. The Bois des Fonds Saint Sauveur spans a cadastral area of 7 ha 12 a 54 ca. This forest has several advantages in the current context:
- A favorable geographical location, close to the Paris metropolitan area and its commercial outlets;
- A visible deciduous population well distributed across all wooded areas;
- A compact land structure in one piece, facilitating management and interventions.
The Forest
Mixed coppice with standards: 7.1254 ha.: Overall, the parcels consist of oak and ash coppice with standards. In the understory, lime and sycamore maple are present and could play a productive role if thinnings favor them.
A tree-by-tree inventory was conducted in May 2019 with the goal of accounting for the reserves of timber and firewood across the entire area.
Each stem of so-called 'noble' species was inventoried, noting its diameter at 1.3m, its quality, and a height (determined by diameter category).
The oaks and stems of other species with the most potential were cubed and accounted for.
From 50 cm in diameter, the potential high quality of the oaks (sawn timber or logs) was distinguished.
The results of the inventory are available upon request.
Hunting
The surrounding territory is hilly and interspersed with crops and small woods, suitable for hunting deer, wild boars, and small game (pheasants, pigeons). Hunting will be free for the 2026/2027 season subject to the termination of the current lease at least one month before the end of the current season (2025/2026).
