La forêt de la Bézardière et de Beaumontais est située dans le département de l’Indre-et-Loire (37), sur la commune de Langeais. Le massif s’inscrit dans un paysage vallonné caractéristique de ce secteur de la rive Nord de la Loire, mêlant boisements, vallons et étangs, au sein d’un environnement naturel et patrimonial de tout premier ordre. La propriété se trouve dans un secteur particulièrement recherché, entre Tours et Saumur, à environ 40 kilomètres de chacune de ces deux villes. La proximité des grands axes de circulation, notamment de l’autoroute A85, assure une desserte fluide tout en maintenant un cadre calme et préservé: à 40 km de Tours et de sa gare TGV, 40 km de Saumur, 70 km d’Angers et 250 km de Paris.

Located largely within the Loire-Anjou-Touraine Regional Natural Park, the forest is part of a recognized environmental framework appreciated for its active forest management.
Wood
Species
The forest has a forest composition largely dominated by deciduous trees, structured around oak, with a significant and complementary coniferous component. This diversity of species contributes to the stability of the stands and to the quality of long-term silvicultural prospects.
The oak is the main species of the forest. It is predominantly represented by sessile oak, with a more occasional presence of pedunculate oak in valley bottoms.
Accompanying deciduous species are not abundant but contribute to the ecological and structural diversity of the forest:
- some wild service trees,
- of birches, aspens, or other secondary deciduous trees,
The coniferous component is mainly represented by stands of maritime pine, well capitalized and covering a significant area of the forest.
To these groups are added some more marginal coniferous patches, notably:
- a small stand of high-quality Douglas fir,
- stands of Corsican pine,
In its entirety, the forest presents a coherent and balanced structure of species, combining the heritage value of oak, the productive dynamics of conifers, and sufficient diversity to ensure the resilience of the forest against climatic and health hazards.
Stands
The forest consists of 97% deciduous stands, mainly oaks, and 3% coniferous stands, predominantly Maritime Pines and Corsican Pines. These stands, well maintained and in full growth, present a balanced structure.The distribution of the stands is as follows:
- Deciduous stand with predominant oaks: 72.8 ha
- Maritime pine stand – 11.6095 ha
- Douglas fir stand – 0.7170 ha
- Corsican pine stand – 1.1379 ha
- Deciduous thickets – 3.7035 ha
- Heathlands and wastelands - 4.8277 ha
- Areas not under forest management (meadows, amenities, EDF easements) – 9.9310 ha
Hunting
The Beaumontais and Bézardière estate constitutes a single hunting territory offering a wooded and balanced environment, particularly favorable to large game (deer, roe deer, and wild boars). The territory is currently free from hunting lease.
Buildings
Two residential houses and a hunting lodge in excellent condition are present on the property, thus enhancing the heritage and recreational dimension of the estate.
Outbuildings including a cutting room and an equipment shed complete the functional building complex.
Technical diagnostics are being carried out and will be communicated upon request.
