Between Vannes and Redon, in the heart of the picturesque natural region of Lanvaux heaths, close to the Gulf of Morbihan, lies the Larré forest. This property represents a remarkable private forest heritage of 135 contiguous hectares, combining production potential, land coherence, and top-tier hunting grounds. The estate boasts several coveted features in the current market:

The Forest

The total area of the property is 134 ha 98 a 75 ca. The forest is contiguous, without any enclaves or outlying parcels, and no public road crosses the property. It forms a block that stretches from east to west for nearly 2km and 1km along a north-south axis. A traditional house accompanied by a barn completes the property.

1. Stand

The forest consists of a mosaic of coniferous stands (Corsican pine, maritime pine, Douglas fir, Scots pine) and deciduous stands, mainly oaks. These stands, well-maintained and growing, present a balanced structure.
    • Young coniferous stand – 7.7516 ha
    • Mature coniferous stand (30 to 45 years) – 21.1291 ha
    • Older coniferous stand (over 45 years) – 38.2998 ha
    • Mixed stand of coniferous forest and coppice - 28.1324 ha
    • Type 5: Natural deciduous regeneration – 5.9263 ha
    • Type 6: Young deciduous stand – 1.8282 ha
    • Type 7: Deciduous stand with converting coppice – 15.66 ha
    • Type 8: Light stand, heath or wooded wasteland – 12.3732 ha
  • Other surfaces – 3.8869 ha


2. Access

A forest road crosses the massif from west to east, leading to the two main accesses:
  • To the West, access at the place called "La Maison des Bois" allows entry to the property. Thanks to the wind turbine installation, access is excellent, and the forest road is in perfect maintenance condition;
  • To the Northeast by the place called the "Moulin de l'Échange";
  • Within the forest, 1 km of truck road, 7 km of paths accessible to light vehicles, and 5 km of logging tracks in natural terrain allow access to all plots by light vehicle or on foot.
This network, amply sufficient for rational forestry exploitation, is dense and well-maintained. It constitutes a significant asset for the silvicultural and hunting valorization of this property.


3. Hunting

The Larré wood constitutes a single-tenant hunting territory offering a wooded and balanced environment, particularly favorable for large game (deer and wild boars) as well as small game like woodcock.
The territory is currently leased under a hunting lease.
The entire forest was fenced when it was acquired by the sellers' family in 1990. The entire fence is in excellent maintenance condition. Technical diagnostics are underway.


"The Wood House"


Located at the entrance of the property, a house named "La Maison du Bois" and its outbuilding are rented to a third party.
It is a typical longhouse of this region of Brittany, with a living area of about 80 m2, a barn, and an adjoining land of about 1,000 m2.

The Wind Turbine

A wind turbine is installed on the southern edge of the property. Access to a second wind turbine in the park, located outside the property, is made from the network of the Larré forest in exchange for compensation.
