Forêt de Monnins Dessous - 2025Doubs31

Bourgogne-Franche-Comté  /  Doubs

400.000 € / 31 ha

Located about 60 km from Besançon (approximately 40 to 45 minutes by car), around 45 km from Pontarlier (40 minutes), and roughly 180 km from Geneva (2 hours and 15 minutes), the Monnins-Dessous forest is situated in a typical Jura landscape environment, close to the Swiss border and the main routes connecting the Haut-Doubs region to Switzerland.

In Franche-Comté, at the heart of a vast forest massif in the Haut-Jura, the Forêt des Monnins Dessous spans 30 hectares 76 ares 21 centiares in a single block, offering a remarkable and preserved natural setting.

The massif is predominantly composed of conifers, with a dominance of spruces and beautiful stands of firs, ensuring a substantial and quality timber stock. Thanks to a slightly hilly relief and a very well-structured forest road network, the forest is easy to exploit. Its production potential, combined with the quality of its management, makes it a very attractive opportunity for forest investors. Beyond its productive qualities, the Forêt des Monnins-Dessous also constitutes an attractive hunting territory, known for its populations of roe deer, wild boars, and chamois.
This massif stands out for several advantages:
• Privileged accessibility, close to Besançon and Switzerland;
• A human-sized domain (31 ha), in the heart of a calm and preserved environment;
• A forest of good silvicultural quality, allowing for regular income generation while sustainably enhancing the forest heritage;
• A functional and efficient forest road network.
With its proven economic potential and long-term enhancement prospects, the Forêt des Monnins-Dessous will appeal to investors looking for an investment that combines profitability, security, and natural appeal.

The Forest

Access

By the north: a practicable forest path crosses the property and allows access to the different plots as well as movement with forest machinery. Numerous dirt roads complement this network and allow for traversing the entire massif, both on foot and by all-terrain vehicle.

The Road Network

The property's road network is satisfactory, thanks to the presence of forest roads directly connected to the communal road network. This setup facilitates the marketing and exploitation of the timber, as the roads are practicable by forest machinery and logging trucks. The exploitation remains easy, especially since all the plots have already undergone thinning.

The Species and Stands

The Spruce, planted in 1993 and 1997, is the main species in the Forêt des Moussins Dessous. It thrives under optimal conditions. Robust and sought-after, it represents a significant stock of quality timber, particularly valued by the local industry. No signs of bark beetle have been observed, and the health of the timber is considered good to very good.
The Fir, present in the form of a managed stand, plays a strategic role in the forest. Appreciated for its regular growth and quality timber, it constitutes a true value reservoir. The stands, well-structured and partially pruned, produce medium and large timber of high market value. In excellent health, they guarantee a sustainable and valuable resource.

The forest stands are divided into 3 main types of stands:
• Mature spruce plantation of 32 years (0.8 ha)
• Mature spruce plantation of 28 years (16.31 ha)
• Managed stand of large fir timber (11.73 ha)

Hunting

This forest territory presents a notable hunting interest, with the regular presence of chamois, roe deer, and wild boars, typical of the Haut-Doubs massifs. To our knowledge, no hunting lease or hunting commitment is currently in place on this property.

Conclusion

  • Located in a region with a marked mountain climate, characterized by high rainfall, long snow cover, and a late vegetation season, this property benefits from excellent protection against climatic risks.
  • Its productivity in conifers, the fertility of its soils, the significant stock of growing timber, and a structured silvicultural management make it a massif with high potential for enhancement.
  • This property represents a rare opportunity for investors looking for an asset combining stability, profitability, and sustainable management.
