It is a rare property due to the quality of its environment, the coherence of its two entities, and its distinctly coniferous character.
Located west of the village of Moussières, in a preserved mountain setting, the property enjoys excellent access and irregular stands dominated by fir and spruce. The health crisis related to bark beetles, which affected the entire Jura massif in recent years, led to a sanitary felling of spruces, now fully exploited and cleared.
The forest is now healthy, and the bark beetle risk is behind us.
There are open areas that call for reforestation work, which precisely constitutes one of the attractions of the project for a forest investor wishing to get involved in the reconstitution of the massif.
The property retains real silvicultural qualities: the fir stands still represent nearly 1,800 m³ standing, well-maintained and of good quality. Natural regeneration is beginning to take hold in the freed areas, demonstrating the biological vitality of the site.
The soils, superficial but chemically rich, are characteristic of the Jura plateau; they are nevertheless capable of producing excellent coniferous stands, as evidenced by the volumes still in place.
This heritage is part of a favorable market context, with resinous wood prices remaining well-oriented and demand sustained. It thus offers both a silvicultural and ecological investment opportunity, combining long-term productive management and active reconstitution of a mountain massif.
Its main assets in the current context:
- Beautiful fir stands preserved (~1,800 m³), guaranteeing a solid standing capital and immediate management resumption;
- A sanitized health situation, with the bark beetle risk now averted;
- Ongoing natural regeneration, promising a renewed forest without the cost of replanting in the richest sectors;
- Superficial but productive soils, capable of generating excellent coniferous stands;
- A future-oriented forest and ecological project, in a well-oriented wood market;
Key takeaways:
- The property spans a total area of 24 hectares, divided into two close land entities, separated by about 150 meters as the crow flies.
- The forest soils, superficial but chemically rich, are well suited to the production of mountain conifers.
- The existing stands are irregular, with a continuous cover allowing management in a garden forest style, compatible with gentle silviculture with regular harvests.
- The standing capital remains significant, with very high-quality firs forming the silvicultural heart of the property. The spruces, more at risk due to the presence of bark beetles, represent a volume that can be mobilized in the short term, allowing for revenue from the first years.
- A simple land organization, with accessible roads on both blocks.
