On the eastern borders of the Massif Central, between Ardèche and Haute-Loire, the forests of Devesset and Saint-Julien form a beautiful forested area of over 40 hectares, at the heart of a region known for the production of coniferous trees. With high-quality stands, notably of Douglas fir and silver fir, and a diversified structure, this property is attractive to investors and foresters.

It also benefits from a privileged location, close to the sawmills of the Rhône-Alpes region.
The property currently combines the characteristics of a sought-after forest asset:

An area larger than 40 hectares, suitable for implementing rational management,
Diversified stands in terms of species and maturity,
Soils conducive to the production of quality timber and natural regeneration,
Well-organized and functional access,
Proximity to efficient processing units.

The Forest

The Devesset forest, like the Saint Julien forest, shows a clear dominance of conifers, mainly silver fir, Douglas fir, and common spruce.
- The silver fir is the main species. Particularly well-suited to high-altitude conditions, it shows good vigor and well-established natural regeneration under mature stands. This dynamic allows for the continuation of management in an irregular high forest over a significant portion of the area.
- The Douglas fir also shows very good potential at these sites. The existing stands exhibit sustained growth and produce timber of significant dimensions. It also represents an interesting alternative for the gradual renewal of some common spruce stands.
- The beech complements this composition and plays an interesting role in the diversification of stands and the maintenance of soil fertility. The PSG (Forest Management Plan) primarily aims to produce quality timber, especially favoring silver fir and Douglas fir.
The distribution of stands is as follows:
- Silver fir high forests – 19.9540 ha
- Common spruce high forests – 7.6600 ha
- Douglas fir high forests and plantations – 10.9109 ha
- Beech coppices and high forests – 3.5220 ha
- Heathland and natural regrowth – 0.7510 ha

Hunting

The roe deer is the main large game present on the properties, along with a few wild boars. The PSG did not report significant damage to mature stands at the time of its establishment.

Conclusion

The Devesset and Saint Julien forests form a mid-mountain forest complex, located in a sector known for its tradition and production of conifers. They benefit from favorable site conditions, good access, and largely constituted and productive stands.
The silver fir occupies a predominant place, with nearly 20 ha of high forests showing good vigor and well-established natural regeneration. The Douglas fir advantageously complements this set with nearly 11 ha of stands whose growth confirms the good potential of this species at the site. The 7.66 ha of common spruce also constitute an additional forest capital, likely to be gradually renewed, particularly in Douglas fir.
The management conducted so far, based on regular interventions and moderate harvesting, has allowed the preservation of an interesting forest capital while promoting the natural renewal of the fir forests. The continuation of this management should allow the combination of regular production of quality timber and the capitalization of the stands.
The property can be acquired as a whole, covering an area of 42 ha 79 a 79 ca, but its configuration also allows for the possibility of a sale in two coherent forest lots of about 20 ha each: one set of 20.28 ha at Devesset, predominantly Douglas and spruce, and a second set of 22.52 ha, predominantly silver fir.
