Located 45 minutes from the western gates of Paris (Porte Maillot), 30 min from Versailles, 10 min from Mantes-La-Jolie, 15 min from Meulan-en-Yvelines, and 1 h 15 from Rouen, the woods are situated on the right bank of the Seine, halfway between the towns of Mantes-La-Jolie and Meulan-en-Yvelines, close to the A13 highway.

In the heart of the Seine Valley, the Upper Park of Issou forms a unique forest and agricultural property, located in a suburban area at the gates of the French Vexin Regional National Park. The plots form a coherent and compact entity, entirely enclosed by a perimeter wall. Two registered clearings are agricultural land and represent 7.55 ha; these lands are rented to a farmer under a rural lease.
Located less than an hour from Paris, this forest property has a combination of characteristics appreciated in the current market context:
- Its geographical location, close to Paris and communication routes;
- The quality of the sites, mainly based on fertile soils allowing the production of quality hardwoods;
- The possibility of initiating projects for biodiversity enhancement, compensation, or carbon capture through selective logging;
The Forest
The stands in the Upper Park of Issou have not benefited from forest management for some time.
Combined with soils presenting variable potentials, the timber load is heterogeneous.
Scars from the 1999 storm are still visible and form areas of young coppice that will require restoration to production.
In a lump sum, the volume of timber is limited to about 15 m3/ha, mainly in ash, maple, sometimes oak, and locally Corsican pine. A coppice of variable maturity covers the understory with an average volume between 30 and 40 st/ha.
The Agricultural Lands
Nestled within the woods, two plots of agricultural land are included within the park's perimeter.
- One is relatively modest in size and fallow.
- The other, long left fallow, is seeded with cereals.

In conclusion, the Upper Park of Issou constitutes a unique forest heritage, at the gates of Paris and the French Vexin.
- Heir to the former park of the Château d'Issou, it combines landscape quality, ecological richness, and heritage potential in a preserved and easily accessible environment.
