Farmlands of Pritemoux
Centre-Val de Loire
/
Indre
30 km south of Châteauroux, between Poitiers and Moulins, 300 km from Paris, these farmlands stretch across the natural region of Boischaut Sud, on the southern edge of the Indre department. They are grouped around a farmstead.
Landholding composed of 5 easily identifiable and well-connected plots. All parcels are bordered either by a secondary road or by regularly maintained farm tracks.
Description of the agricultural parcels
The parcels are grouped into blocks within which homogeneous zones have been identified. These blocks correspond to the land division as currently farmed by the tenant in place. The parcels are relatively large for the area (average block size 5 ha), laid out in the 1960s following a land consolidation.
The parcels are leased to a local hunting team under a verbal agreement.
-
Block 1: A small block of permanent pasture, detached from the main group, surrounded by hedgerows, with limited mechanization potential, bordered to the east by the stream.
-
Block 2: Bordered to the east by the stream, this block is permanent pasture. Its relatively large size and shape are favorable, though a few scattered trees are obstacles for haymaking. The lower part near the river appears wetter, with some temporarily waterlogged areas.
-
Block 3: A small parcel, formerly a vineyard, currently used as game cover crop.
-
Block 4: Similar to Block 3, but divided into four sub-parcels of permanent pasture. Original hedgerows have been preserved, resulting in small-sized units.
-
Block 5: Currently a temporary clover pasture, this plowable block has a regular shape and a suitable size (>5 ha). Only the area near the stream is wet, while the rest has relatively deep clay-limestone soil.
Key takeaways:
-
This landholding represents an investment opportunity in a tangible, productive, and sustainable asset.
-
The size and coherence of the parcels, the agronomic quality of the soils, and the proximity of the farmstead form an ideal foundation for organic beef cattle farming, combining economic resilience with environmental value.
-
The existing lease secures the investment while granting access to significant tax benefits.
-
The long-term profitability potential is strong, driven by growing demand for high-quality organic beef.
